Submit HARP/non-HARP loans

MGIC’s Refi-to-Mod (RTM) program allows you to originate a new loan through refinancing while MGIC processes it as a modification, keeping existing MI coverage intact.

The program is open to all MGIC-insured loans with standard primary coverage, including:

  • Loans qualified for US Treasury HARP programs, including Fannie Mae’s Home Affordable Refinance Options and Freddie Mac’s Relief Refinance MortgagesSM
    • Requirement changes made by either Fannie Mae or Freddie Mac will be considered notices provided by MGIC for purposes of MGIC's HARP RTM program, unless MGIC provides notice that it is limiting the announced changes.
  • Loans not owned or guaranteed by Fannie Mae or Freddie Mac

MGIC-insured?

Login to check whether a loan is MGIC-insured. (Sign up if you need a user ID and password.)

In the Loan Center main menu, select Resources > Check if MGIC-insured.

Submit qualified MGIC-insured HARP and non-HARP RTM loans through the Loan Center or via fax. Regardless of how you submit a loan, you can follow its progress on the Loan Center.

Submit online

Login to submit loans to MGIC’s Loan Center. (Sign up if you need a user ID and password.)

In the Loan Center main menu, select Request HARP Refi-to-Mod (RTM), then choose, as applicable:

  • Enter RTM data for automated processing with 24-hour turnaround
  • OR Upload RTM loan documents

Submit via fax

Fax the 1003, 1008 and appropriate editable RTM request form to your MGIC Underwriting Service Center.

Activate MI coverage

If a loan is approved, MGIC will provide a Modification Commitment/Certificate, which includes the effective and expiration dates and the Modification Activation Notice.

HARP and Non-HARP Same Insured/Servicer

If no premium is due (Zero Option Monthly Premiums-ZOMP!, One-Time MI or Split Premiums), use any of these options to activate insurance coverage:

  • MGIC’s Loan Center - Select Manage Existing Loans; search for the loan file
  • Open the file folder icon under Loan Options; select Certify Commitment
  • MGIC/Link Servicing - Select Activate Coverage in the main menu
  • Fax the Modification Activation Notice to 1-800-711-6442
  • Mail the Modification Activation Notice to MGIC, P.O. Box 488, Milwaukee WI, 53201-0488
  • Use a loan boarding transaction direct from your servicing system; contact ecommerce_services@mgic.com or 1-800-558-9900 for more information
  • Batch activations - For more information, contact customer_service@mgic.com or 1-800-424-6442

If premium is due (Standard Monthly Premiums or Annual Plans):

  • MGIC/Link Servicing - Select Activate Coverage in the main menu
  • Remit premium due to MGIC, P.O. Box 488, Milwaukee, WI 53201-0488 to complete the activation process
  • Mail the premium and Modification Activation Notice to MGIC, P.O. Box 488, Milwaukee WI, 53201-0488

Non-HARP New Insured/Servicer

The modification premium must be paid before coverage is activated. Mail the premium and Modification Activation Notice to MGIC, P.O. Box 488, Milwaukee WI, 53201-0488.

HARP RTM disaster policy

In areas affected by hurricanes or other significant disasters affecting multiple properties, we require that you obtain an exterior-only inspection report to determine whether the subject property was materially damaged from the event. The inspection report does not need to be submitted to MGIC, but should be retained in the refinance loan file.

The transaction remains HARP RTM-eligible if:

  • there is no material damage
  • there is material damage, but the property is restored to its pre-event condition before the refinance is closed

The transaction is no longer HARP RTM-eligible if:

  • there is material damage, and the property is not restored to its pre-event condition before the refinance is closed
